Last March, The Hickman Building at 240 Madison Ave. wasn’t a pretty sight. Vacant for 46 years, it was home to rot, junk, and not much else.

Today, the historic building stands with a stone-laden lobby, Class A office space, and 40 apartments — 90 percent of which are occupied.

The 5,000 square feet of street-level retail is still being prepared, but a 2,700-square-foot restaurant is in the works, said codeveloper Stuart Harris.
