Worth giving up super low interest rate to move?

How foolish is it to give up a 2.75% interest to move across town in the future?

I bought a house I could afford in an ok area. It’s close to employment hubs and has a good commute for me.

My wife will finish med school in about 4 years and plans to return to our hometown (where the house is).

We want to move across town where there’s a better family environment and more convenience in terms of utilities. I live in Texas so some areas you have to shop electric providers and that’s a real pain and I suffer from OCD so I’m always worried about am I being scammed by not finding the best plan. I also don’t want to play this game with electric companies should I decide to retire and go senile here. Seriously, if you choose the wrong one it could end up costing you double.

No one knows what the market and rates will be in the future but I will say our hometown is booming so I expect higher home prices in the future coupled with higher interest.
