Not a realtor here but a seller getting multiple offers including some offering to waive inspection. We have done a TON of work on this house and documented it all with receipts and in disclosures. Assuming you two offers at the same amount and one asking to inspect and the other waiving inspection, would it not be prudent to accept the one WITH the inspection? I feel like inspections not only protect the buyers but also the sellers, is that true? I just get the sense that the risk of litigation down the road increases exponentially when there is no inspection. I’m a first-time home seller here and the thought of future litigation is terrifying (of course it doesn’t help that I keep reading horror stories). I will of course ask my realtor too but I wonder isn’t it better to say “Inspection for informational purposes only”?
