For the last year, some percentage of renters have not paid rent. If they choose not to pay back rent, they will eventually get evicted. Will this put more rental demand pressure on the market as they search for a new place to live? Some of these renters will be flush with unpaid rent cash.
Also, as for the prior vacated property, landlords who have lost money over the last year may raise rents to offset their losses. Or worse, landlord may sell the house at record high prices, and the new owner will have sky high overhead, which guarantees a rent increase.
