Why do some homes sell in 1-3 months and others take 6+ months to sell?

As I look at homes that have sold in Boone, Iowa using zillow, I see homes that were listed and that sold in 1-3 months, but others took 6 or more months to sell. What differentiates those two categories of homes? Why do some homes sell fast? I will likely need to buy a house (cash purchase) in Boone, Iowa in a few months, or possibly rent, for 2 years (we have a large dog, hence buy not rent, and this is a move for my S.O. who will be doing a PhD program in nearby Ames, IA). Buying is preferred for several reasons, but when it comes time to sell the house after living in Boone for 2 years, and move to a different state/city, it worries me a bit that the house could sit on the market for 6 months. Is there something I can do when choosing a house to buy to help make sure it is one of those homes that sell in 1-3 months when the time comes to sell it again?
