I’m in escrow on a really well taken care of home. I had an inspection, termite inspection, and a sewer line inspection done. There’s minimal issues:
On one side of the house the vinyl fence is leaning over.
A few plugs out front are ungrounded.
There are no carbon monoxide detectors.
There is some termite damage that needs to be fixed and the home needs to be tented before I move in
And the sewer line had some roots near the street, there was no access from the house to the sewer other than taking the toilet out, so that needs to be added, but the rest looked great. So that needs to be hydro blasted and the tree causing the damage should be removed.
Who pays for this? Is it all basically negotiable? Or do they have a duty to pay any of it? Or does that all fall on me? My realtor said we can try to get them to pay, but it may not happen and I want to set my expectations properly. Thanks!
