Dear reddit community, after meeting a less ethical buyer’s agent, I am more cautious in choosing whom to work with. I’m in the bay area.
Agent A who is in the business for 7 years. Has 10 transactions in the past three years, 8 of them are in the same city (does this matter?) Would initiate to send me short comparative analysis of other properties after I ask her about a condo I was interested in. Agent B who is recommended by a fellow reddit user, who mentioned the agent really went above and beyond to sold their house when they were out of town. Has ~36 sales since 2018. Seemed also familiar with the south bay. In the business for 27 years. Agent C who is a member of a famous/successful agent’s team. I found their website through their market analysis data. Also very seasoned. Her boss the big shot will participate in the price negotiation. After initial consultation, asked me to sign a form stating I would only work with them in the buying process.
My gut is I can trust agent A the most, but I am worried about their access to information and negotiation ability.
Agent B said they will send me a list of suitable properties but didn’t follow up for days.
For agent C, while I don’t intend to work with multiple agents, signing a form seems a bit pushy. My guess is they will have the best negotiation ability?
My budget is “only” 1m, in the lower end of the market. Some of the properties I am interested in have cut price recently. I’m curious will a better agent be able to negotiate a lower price?
