Where should I invest?

I’m a small landowner in California and I want to continue to build income by buying rental properties. Where’s a good place to buy a house? I don’t have enough money to buy a house in expensive places like LA or the Bay Area but I can afford a rental property in like Tulare or Visalia, are those good markets to buy in? Do renters demand housing in those areas the way they do in more crowded places or would I be looking at an empty house that’s not making me any money?

Any thoughts would be appreciated but please be kind, I’m not an experienced investor I’m just starting out.
