When to list in HCOL area

We are moving this June from our HCOL area to another similar HCOL out of state. We have a super well regarded agent who is the top producing agent in our area. She wants to capitalize on the fact that nothing is on the market now especially in our price range (anything else is at least 700k more) and list in February and ask for a lease back, which is also super common here. Properties here are selling in a day, almost always with bidding wars- like a lot of places. We’ve gotten a few off market offers that we’re pretty strong but not enough to make us not want to take it to open market. I just can’t decide what to do. I’d like to take the advice of our very knowledgeable agent— but Feb just seems early. Just wanted to talk it out with others who have an interest in these kind of things. Happy to share other details. We’re not buying immediately in the new area so we don’t need funds early for that reason. I appreciate y’all taking the time to read this.
