What’s More Sensible…Building New or Buying Resale?

In the current market, resale home’s asking price are well above appraisal prices. Building new in my area is coming with extra fees for everything except cabinets and walls. You don’t get to pick options much on new builds, smaller home’s with larger lots and larger homes with extremely small lots, extra for blinds, additional for gutter’s, fence is on the buyer, towel bars in bathroom extra and no refrigerator included but extremely high prices with 1700 SQ ft over $300,000. After talking to a contractor about a new build subdivision, I was told that the construction fee is $8,000 but the price at closing could change. If I don’t have the extra $15,000-$20,000 outside of my approval amount, I’ll lose the $8,000. Just so confused! Feels like a losing situation because my lender is not going to approve over appraisal no matter what seller’s or builders are asking. How do I protect my money and not lose in this crazy market?
