First time landlord here, and I’m not sure I’m cut out for this! We have two houses we are currently own as rental property. We purchased both in 12/19. My husband put about $12000 in the remodeling of the larger of the two houses and we had it available to rent 05/01/20. The second house was a complete gut job and we have more than $30000 invested into the remodel of it.
In the house we have rented we received notice in August that our tenant was applying for assistance through a community program here locally. She has done this once before and we did not had any problems with it. The money came in as a lump sum for 5 months rent. We received notice from this company and worked to set it up again. We signed papers 08/19/21. We have not heard from them since. Prior to this our tenant was very good with communication. She had a few incidents were her rent was late by a few days, it wasn’t any big deal as we have a 7 day grace period written into her contract. We did not hear anything from her, even after calling, texting and emailing her. I sent her a certified letter 9/20/21 advising her of her contract and charged her $25 a day late fee, which she promptly paid. The day she received the letter she contacted us and showed us an email saying that her assistance was approved and sent for payment and payment should be within 3 weeks from that day (It was about a week before we mailed her a late fee notice.) We still haven’t received anything, per confidentiality we can not contact the agency and per the agreement with the agency we agreed not to evict her due to her working with them. This is through the month of November. She applied for assistance through a COVID relief grant, though she is working full time and hasn’t been laid off due to COVID. I guess that is none of my business however. As of today she is two months behind rent and owes an additional $500 in late fees. (She did promptly pay the $325 late fees I charged her for September.)
I am up in the air as to what to do. Our second property is vacant for rent, though we expect to have it rented in the next week or so. My husband has been laid off from work because of COVID (he works for Union Pacific and he will eventually get paid but at this time he is not getting paid) and we are having to reach into our savings to make the house payments.
I’m not sure if we are even eligible to evict her or if it makes more sense to just be patient and hope for the best.
