What is the standard commission for an off-market listing?

I own a 2-4 unit property, got a call from a broker about having a potential buyer. I told him the same thing I tell the others that call me, send me an offer and we’ll talk. Well, he sent an offer and he’s representing a buyer who has to do a 1031 exchange. I wouldn’t mind accepting the offer, but I’m stuck on the commission part. What’s the protocol here?

I don’t have the property listed. Do I find an agent to list the property? Have the buyer’s agent list for me? What’s the commission in this case? I will also need to do a 1031 exchange. Any advice is appreciated. I’m in So Cal btw and the broker works for one of the large CRE firms.
