As this has already become a long story, I’ll try to make it short as possible.
Recently, I learned about the hot seller’s market in my area (Florida) for homes, and decided to try to sell. I’ve been living in this home for over 15 years, and so my first bet was a local realtor and friend. I later wound up firing my friend, because it was clear he really only cared about selling the home quickly and more importantly for the “right” AKA LOWER price.
I’m now talking with another realtor who has literally sold several of the homes just doors away in the neighborhood during this bubble. I spoke with her for well over an hour yesterday, and everything she showed me appeared quite good, and much better than what my friend was offering. Professional pictures, marketing, and other things apparently designed to sell faster and for better price.
However, this realtor ironically stressed the same things about price , and wants to list the home at the exact same price my friend wanted to list it at. I want to list it at about 25K higher. I’ve heard, discussed, debated the whole “bidding war” and “getting in the buyers” topics to exhaustion, and am now coming to the point of agreeing with the realtors, and this is where it gets crazy.
If I “agree” with these realtors, and agree that selling fast and at a price at or below market is the #1 factor in success by far, then it seems I must also agree that selling without a realtor taking some 18000 of my profit is also an important avenue to consider. My original thoughts were you hire the realtor, and they might tell you to list even higher. You’d expect they might tell you they can get a price high enough to pay their ridiculous fees, but unfortunately in this market that’s just not what I’m hearing. I do want to sell my house, but as with everyone else, I have a budget and I can’t afford to get ripped off on this. thanks for any ideas.
