What happened to all the houses that need a little work?

We’re FTHB’s currently looking in a HCOL area (NOVA) and I’m noticing that every house is either completely updated, a shitty flip or a total rundown. So what happened to all the houses that need a little work? Updated fixtures, repainting, doors/windows, landscaping etc.? Is it that the market is so hot that sellers can see huge returns on minor updates, so they’re doing it pre market? I’m someone who always envisioned putting in the work for my first home and I’m curious as to where the middle ground went. Appreciate your thoughts!
