My husband and I want to buy a property in Tennessee that’s next door to his brothers house. His brother is good friends with the owner and has already talked to them on our behalf. The owners just started showing the property this week and want all offers by Monday. The market is really hot there, so there are already several offers over asking. We plan to pay all cash, and we can match the highest bidder (which the owners said they would let us do).
We are wondering– do we need a real estate agent? We’re not really sure what they do, and we would potentially use the lack of agent as a way to negotiate a couple percent off the sale price. This is our first home so we’re probably missing something critical.
We’re also considering reaching out to the listing agent and offering to split the fee with them, but we’re not sure if this would some how hurt our position (e.g. agent says no or we can’t align on a split and end up with someone else).
