We are finally under contract on a beautiful home in the perfect area. We love the home and are definitely moving forward with the purchase. The inspection was completed recently and while no major problems were discovered, there are a couple of things I’d like fixed before we move in. The first is the lack of an arc fault circuit interrupter where there should be one. The second is that a couple of the fence posts are rotten or have loose footings. I figure that both repairs should cost less than $1k.
Is it crazy for a buyer to ask for repairs in a market like this? Is there any downside to asking the seller to make these repairs? My only concern is pissing them off, resulting in them finding some way to cancel our contract and move to the next buyer. There were 10 bids after all. Is this an irrational fear?
