We are on the fence (NJ)

We have been looking at houses more so casually since September. The market is so volatile and we can’t find anything we like within our budget. We’ve been working with a realtor who has been fantastic and we adore him. We’ve been honest and transparent with him that we can’t decide whether to rent or buy since the cost of homes is so expensive (he’s also been helping us look at rentals). We have enough saved for a sizeable down payment, and I’m willing to pay more, but my partner is extremely cautious with the rapid price increases. We don’t know whether it’s better to wait or buy. Everywhere has conflicting info: in a bubble, not in a bubble, crash, no crash. You know the deal by now. What would you do in this situation?
