We went under contract for a nice house at what seemed like a good price. But when we got the disclosures, things were weird. Lots of questions unanswered, lots obviously wrong (claiming there was no HOA when there was, etc.), and some things checked that we couldn’t find any information on (claims that they were part of a water conservation easement that would require certain types of landscaping, etc.)
When we asked about all of the weirdness they kept sending “fixed” disclosures back that didn’t fix all of the issues. In one case, it fixed one issue and reverted back to old wrong answers. I became very nervous about the deal. We ended up backing out for this and other reasons (the house appraised super low and there were some funky HOA rules).
I’m still curious if anyone has thoughts on why this was happening. Was this an agent problem, a seller problem, or both? Was this the big deal it seemed to us at the time?
