Wait it out or pull the trigger?

I know this has been asked many times so apologies in advance.

I was pre-qualified for a mortgage but with the rates and prices going up I keep getting cold feet if I should wait it out. If I do wait it out, I could be waiting for years. If I buy now, I am stuck with townhomes which is fine since I’m single but I plan on getting married and have kids in the next 2-3 years or so.

I am in my early 30s and have a decent job, no major debts and have 5-10% to put down.

I could live cheaply until I get married but I’m afraid of what house prices may be by then and rent continuing to rise.

I was thinking of also renting out the townhome but not sure if it’ll cover my mortgage.
