VA Appraisal Repairs, almost out of time…

Looking for advice.

Our buyer is getting a VA loan and the appraisal has listed a few minor repairs as requirements before closing. The closing date is in less than a week and I can’t find a contractor in my area that’s available before then, especially noting that it has to be re-inspected before closing.

My realtor has advised me that I cannot do any of the minor repairs myself and must have a licensed contractor complete all of them and provide a receipt. This realtor has also instructed that I cannot get a repair escrow.

I don’t want to delay closing but with the options I have been presented I don’t know if I have another choice. I’ve tried looking online to find specifics that agree or disagree with the Realtors instructions but only come up with ads for articles or real estate companies.

Can someone please advise where I can find the stipulations or requirements for repair? This realtor has been unfortunate to work with but the process is almost over and I don’t want to jeopardize a home sale because of an with my realtor…

Note: all of the minor requested repairs would take an hour or less all together and about $50 in material… at this point I’ve had contractors refuse the job because it’s too small or flake because they had better opportunities come up

ETA – repairs are replace 1 (bottom) piece of vinyl siding, replace 1 (last, easiest) piece of click-lock flooring, secure a section carpet (small and at edge), repair 1 drywall hole (about 2in sq.)
