I purchased a double lot 6 months ago that had a front and back house. The back house is newer than the front 1950s house but it’s been around for a bit. It even has gas and electric meters. So I was surprised recently when I received a letter from the city stating the back house was not permitted. (I think they discovered it because the neighbors house is being remodeled and the inspector wandered over to mine since we were painting the outside among other things. I didn’t call for an inspection FWIW.)
I think I can resolve this but I’m wondering about responsibilities. Does the listing agent or seller have any responsibilities? They could claim ignorance of course. I suppose the title company doesn’t check buildings, they only check land title.
I’m halfway wondering how an entire back house can be built without permits and get gas and elec meters but I suppose none of the agencies check for permits. Also the mail goes to the address like 111 1/2 (front house is 111).
Looking for any advice.
