My offer was accepted on a house over the weekend. I still have a week left under my due diligence. I’ve been looking in a specific, small neighborhood. Found a house that mets my needs and is in good shape (but does need paint as everything baseboards to walls are the same white, and new carpet upstairs). Offered full appraisal gap and may be on the hook for 20K worst case scenario.
Today another house in the same neighborhood hit the market. 100 more sq feet. Has a better layout with a full bed and bath downstairs plus a front office/living room space. Downsides are the loft and master closet are smaller and the backyard is surrounded by other homes. Also, one it has the master and a secondary bedroom upstairs, with the other secondary bedroom downstairs- not perfect for me with two kids. This house is listed 15K less than the one I am under contract on. This home doesn’t need painting, new carpet and the downstairs tile is nicer and it has a front porch. And the home is vacant and can close in a month vs the 75 days for the home I’m under contract on.
I’m going to be sick. I was afraid this would happen. What can I do? What should I do? Even if I turn off my Redfin notifications I would still have seen this house as I drive by.
