I am a first time home buyer. I am on a limited budget and totally ignorant of the process. I don’t feel comfortable with my current real estate agent and their company for the following reasons:
a) the Broker: the agent put me in touch with his broker. Since I already had a pre-approval, I was reluctant to participate with this, but the broker PROMISED he would not pull my credit and just review the numbers. Well, the next day my credit was pulled and they gave me a new pre-approval that I didn’t need or ask for.
b) the Offer: my agent and I agreed to offer a price for the house I was interested in. My offer was accepted, however the agent had added more money to the offer without consulting with me. When I confronted him about this, he denied doing so. It turned out that he didn’t know the correct asking price of the house, which lead to his mistake in putting in a higher offer than we agreed upon.
c) the Inspector: My agent said that he had an inspector that he would use to inspect the property prior to purchase. I’ve already begun to distrust my agent, so I told him that I would use my own inspector. This displeased my agent and his immediate reaction was “I’m going to cancel the deal then.” He later apologized for his reaction.
d) the Contractor: I agreed to use the contractor my agent recommended to provide an estimate so I could decide if I would go into contract. The contractor he brought to the property did not speak a word of English so I wasn’t able to communicate with him without the agent’s intervention. My agent wrote up the estimate on behalf of the contractor. He sent an email with the work that needs to be done and a price next to each item. It didn’t include any letterhead. It didn’t include the contractors name or license number. The price for the work also seemed super low considering that I would need a part of the foundation repaired. I feel like it is to my agents advantage to provide a low estimate as a way to encourage me to purchase the home. Is this a conflict of interest and/or unethical behavior?
Given that this is my first time ever embarking on a home buying journey, I was wondering if I am over reacting? Every time I ask my agent for something, he gives me pushback and makes me feel like I am stupid and I don’t know what I am talking about. The truth is that I am ignorant to this whole process. With that said, I am not comfortable even speaking to my agent and have become paranoid that the company is not trustworthy.
I confronted the agent about my feelings and he became very defensive. He then asked me if I would like to contact the seller’s agent directly to which I said yes. He then hung up the phone on me.
