(TX) VA loan q’s – Real Estate Agent or Lawyer

I have some questions about how best to arrange things for my elderly parents. Mostly I need to know if I should consult with an agent, a lawyer, or both.

Home is owned fully paid for

Will be consulting their retirement manager as well, just want to know what experts will be best and how to know they’re giving good advice

Vietnam vet dad, 100% disabled, seeking complete and total

mom on SS though my dad, not enough work credits on her own.

looking at equity loan or something to make improvements for them to stay in the home longer

I’ve heard that Medicare will take the home to pay for long term care

they are scared of losing their home with something like a reverse mortgage

compete property tax exemption due to disability

I would like to keep the home but I want whatever gives them the best quality of life

Bonus question – Depending on how things are sorted, is it feasible to get a VA loan that I can assume or make into a rental if we have to swap the two story for a one story? Everything here goes so fast and they won’t leave the immediate area ever.
