Bought our current primary home in 2018 at 222k and will be moving to another primary home.

If we sell:

Opendoor is offering 332k; our net would be 309k after fees and etc. If we list, potentially go for 320-340k. 340k is a high reach.

Rent:

Mortgage $9200 Insurance $1100 Taxes $3500 Maintenance ~$1000 HOA $800

Total: $15600 expense yearly

Rent at $1950/mo = $23400 yearly.

Thoughts on how to proceed? Due note, home is 10yrs old.
