The title report showed no liens
It shows easements for record?
It also shows 2 parcels but the parcel map and zoning map for the county only show 1 parcel owned by the sellers trust (seller is deceased, estate sale) He was the original owner of the house, purchased it in 1977. The sellers trusts said they don’t know much about the easement, just that it exists.
Weirdly it also has two addresses, which one is located at the house and other at beginning of driveway. (Beginning of driveway is in a flood zone, house is not, maybe this is why, original owner split to avoid flood insurance?)
It shows ‘property description deeded to a construction company on both parcels dated back to October of 1976.
For the easements:
First is for electric co op, access to their underground lines I believe. Dated 1973
Second is dated Jan 1991, but document provided is signed 1974 and is to that construction company
Third: description of easement from 1970.
Is it possible these easements have now just become part of the neighbors properties? On zoning map, it shows skinny road like parcels on 2 edges of property that are owned by neighbors and where their driveways exist. (They all share access from the public road)
Who would I contact to make this stuff more clear? A surveyor?
