I know this is really a dream situation for most landlords to get a years rent up front but I also am wondering if there is a scam or other issues associated with accepting such a deal. The potential tenant in question has just wrapped up a divorce which she apparently walked away from with significant funds. She is very interested in my property which is a nice 4 bd 2 bath and she claims is just down the road from her son which is the only person she knows in the state.
Can anyone provide some advice or thoughts on this situation and whether or not the risk is worth taking?
My main concern is a year lease fully paid will cause an extremely difficult legal battle should I have to evict. Other than that I of course would not relinquish keys or possession in anyway until I was paid in full.
