Wife and I are FTHB. We have identified a neighborhood we love in Bucks County, PA. We made an offer on one house at the end of April ($40K over asking and waived everything), but didn’t get it.
Fast forward to this weekend when a similar home in the same neighborhood became active. Layout of the house and the lot are the same, but the basement in this latest house is not finished and instead of siding/stone, it’s all stucco. I’m okay with stucco as long as a thorough inspection has been conducted.
There are a couple things my gut is telling me are red flags and I welcome the thoughts from others:
In 2019 it was listed for the same price…in this market, I’m shocked they didn’t try to list it for more. In addition, it didn’t sell in July 2019, it was under contract by November 2019 (after reducing price by $15K) but the buyers backed out (confirmed by my realtor). We have asked for a copy of the stucco report that was done at that time, but have not received anything.
This new listing became active on Friday, May 28 at 9 pm. It is now “temporarily off the market” as of May 30 in the evening. This seems odd to me. We’ve had a couple of inches of rain this weekend, so perhaps the unfinished basement flooded a bit and they need to let it dry?
Again, my gut is telling me to ignore this house even though the location is EXACTLY where we want to be and continue to wait for something else. What is tempting is the list price, and the cash we’d have to make immediate changes. But I don’t want to be stuck with $80K in stucco remediation costs if that is the issue.
