Survey issues

We’re buying a house at the moment in NYC and our lawyer found out that the neighbors are encroaching on the property by 2′ according to our survey.

The thing is, when the previous sellers bought the property 8 years ago, their survey came up with nothing. I’m wondering if it’s normal for surveys to come up like this.. our lawyer recommended a third survey to see if there’s really an encroachment, but I’m worried about the outcome of it.

Also wanted to add- it looks like the neighbor’s garage (that was built at the same time as the houses) is within the property that we’re trying to purchase. :/
