Trying to buy a business property in UninCorporated part of Los Angeles County. The seller has promised that property will be delivered vacant but currently there is a tenant who is difficult. I have asked escrow contingency to be for the unit to be delivered vacant. What documents do I need to look at to ensure that tenant has left before closing so that he doesn’t become a burden on me?
