Software Engineer with sales license, considering broker’s license. What am I overlooking?

TL;DR: I’m a software engineer in the property tech start-up space. I have my license and I run acquisitions through a broker.

I’m thinking I might as well get my broker’s license and start building my own team.

I’m not really interested in running the day-to-day admin of a brokerage. And even as a sales agent, I would outsource the admin work to a TC.

I qualify to get my broker’s license. Is it much harder than just doing the education, passing the test, and incorporating?

Other than legal liability, what am I overlooking? “Secret” costs I’m not considering?

I’m looking to make things easier and more profitable for endeavors.
