We are looking to move from LA to SLC and have made a number of offers and none of them have been accepted. We know its a crazy market but we are looking to be closer to family. We are strongly qualified by our lender and have an approval letter for well over the value of the property. We’ve seen how competitive things are so we have started offering a generous amount of earnest money. We do include an inspection clause as we are out of state and are often unable to see the house prior to offering. Despite this sellers will often take offers lower than ours and offer weak reasons like they “felt better” about the other buyers and in one case indicated that they wanted to sell to a local business owner. I realize we are competing in highly selective areas like Yalecrest or the east bench, however our experience is even weirder than past purchases in LA. Anyways, if any of you have experience in this market and have suggestions that would help make us more competitive we’d appreciate it.
