The home we are under contract on came back with some pretty big ticket items for repair (not upgrades). We are looking at a roof, mold, electrical, etc. We are fine coming up out of pocket for repairs but want the purchase price to reflect this. We are looking for a possible 40k price reduction (we are absorbing a similar figure as well so this is essentially meeting the seller halfway). Our realtor is advising that might be a red flag to the appraiser or the lender. Anyone experience anything similar before? Of course our RE commission will be impacted by the reduction however my biggest concern is a flag for financing. TIA!
