House appraised 2k over what we paid for it ( woo hoo 🙄)we paid all inspections and appraisal.

Inspections came back with some things. -A/C and water heater have no green tags but seem to be up to code.
-roof has some cracked mortar on Spanish tiles, but interior roof appears to have water damage.
-electrical panel is double tapped and has corrosion on some conductors.
In this market I can’t imagine major issues like that being overlooked or waived. Seller offered 2k at closing in lieu of making repairs in ORW.
I’m ready to walk. But idk if I’m just being stubborn. Any input appreciated 🙏🏻
