Ok huge debate in my office – and also this is only my 2nd listing. I have had convos with my seller who wants it listed as 2/2 on MLS. My managing broker and colleagues all weighed in as well and I agree with them but also trying to respect clients wishes. They think it’s best to just list as 2/1 then put “outdoor bathroom located in garage” in the description notes. Client wants ppl to know there is a 2nd bathroom and you can totally renovate it – he does not want to miss out on potential offers he says.
This is a beach coastal home and will sell very quick I’m sure. The seller wants his Home to show up on MLS when ppl are searching for 2/2. He has tried to sell it himself but not having a second bathroom and being just short off 1100 sq ft he found it was an obstacle to overcome when he tried to sell a couple months ago. The house overall is very well kept.
The garage is small but has a standing shower and working toilet just no sink. Very old tiles and just needs to be renovated – but the plumbing is fine. It’s one of those weird 70 year old Florida homes.
I’d hate for a buyer to be under the impression the house has a bathroom inside then come to find out it’s outside technically. I feel like there should be no surprises for potential buyers at all so I want to be as transparent as possible. I looked up comps in the area for reference and some who also had similar styled outdoor bathrooms & were listed as 3/2 or 2/2
