Should I sell?

Other homes in my neighborhood selling around $350k. I have a $40k loan left on it. My husband and I want to move in about a year out of state, Jan-May of 2023. Renting the property out isn’t an option due to rental limit in my HOA neighborhood. I inherited the property, but didn’t sell right away and have now live in it about 8 months. I’m assuming I’ll have to pay capital gains tax if I sell now. But would it be worth it to sell in a hotter market? Or should I say screw the market and just sell closer to when I’m ready to move? The capital gains tax might screw me over and just have to wait another year/two to move. But maybe paying the taxes will be worth the higher selling price. I’m so conflicted! We have fine rental options in town and plan to move somewhere with lower cost of living.
