Im selling my house in a popular city where there are a lot of people from HCOL states moving there the last few years. My agent advised me to list it low to hopefully get more buyers to see the house including those that only search for 525k or less even though we wanted to list $550k. I agreed because I thought listing low to attract more buyers is better than listing what I want and attract less buyers. The goal was to have more people see it since it’s a low season. End of Aug and beginning of Sep is when people take their last vacations. All nearby houses listed $500k-620k including new constructions that’s just started the building process all only have 2 car garage. Beside the new construction houses all the other houses are about a decade older with older floorplans. My house has 3 car garage, bigger and has bigger yard with 1 big living room with really high ceilings and a lot of windows that let a lot of natural lights in. There’s also a family room and an open concept kitchen. Besides the bedrooms upstairs there’s a big bonus room outside those bedrooms. So there are 4 bedrooms, 1 bonus room and 2 living rooms with 3 car garages with good sized yard. Great for people with kids and pets. The house is only 3 years old. I’ve installed a lot of cabinets in the garage, very nice TV wood wall and floating shelves for the entertainment area, shoes shelving and coat rack, water softener and osmosis system with nice appliances. So my house offers a lot of nice features. Those other houses have none of these upgrades. The only better features that the house listed for $620k are granite counter tops and moulding ceilings in their bedrooms that my house don’t have even though it’s smaller and older with only 2 car garage. My house has only been listed for 4 days with 1 private showing (they put in asking price offer 525k) and 1 open house with 1 offer for $10k over asking price ($535). These people really like my house. They actually came back the second day of open house then put in the offer. But I’m not willing to selling for less than $550k so I told my agent I want to change the listing price to $550k and do another open house. If I don’t receive asking price ($550k) offer after the next open house than I’ll wait till all the tenants move out and list it at $550k. I know some buyers would hesitate buying a rental house. My tenants are all females and nice people and they’ve been cooperative with the process. I’m also offering them a bit of money to thank them for their understanding. So, my question is, since my agent seems to be pushing me to sell to the second offer ($535k) as she keeps reminding me the new construction homes are selling for less than mine (but they’re smaller in every way and have not even started building and I know it will take a long while with covid and short of staff) or nearby homes selling for less (again, smaller, less rooms and a decade older with none of the upgrades my house offer) even the houses listed for more than mine are also smaller and have less room and also older as I mentioned above. I feel like she’s pushing me to sell to make money quick and not patient enough to give my house some more time. I don’t mind if the house sit on the market for 2-3 months as I’m not in a rush to sell. My goal is to sell at $550k. She keeps saying it’s this market so it’s typical to list for only a few days and sell. And I was like “But I’m not ready to let it go unless it’s sold for $550k and I want to give it time since my house is almost brand new and I don’t mind inspection. She keeps saying letting it sit on the market will make people suspicious. I told her I don’t care because there is nothing’s wrong with my house. The only issue is we listed it lower than we should have and I want to increase the price after comparing the nearby houses and accounting for all the upgrades. I can even continue to rent it out until next Spring if need be. Do you think she’s right to push me to sell or should I give my house more time? I don’t think it’s normal to sell a house within a few days of listing. Thank you all for reading and any advices in advance!!!
