I had multiple agents come over to talk about selling my house. One guy said to list my house for 230k. It may end up pulling 240k-250k in my neighborhood. Then 2 others said to list for 260k. They all showed me comps to justify where they came from.
I went with one lady and listed for 260k. It’s been almost a whole day and not one showing is scheduled. No one has even contacted my agent.
Also, an identical house just popped on the market same time as mine. Maybe slightly better or equal. They listed for 240k.
Am I way over market? Or how long should I wait before getting worried we are overpriced? I’m not entirely convinced with my agent at this point. Shes super nice though. Maybe I’m just an overthinker too…
