Selling w an agent or to an investor?

Seeking resources or guidance for deciding whether to sell to an investor or list for sale. I will say that I would definitely rather sell to a person but I’m not sure if that is the right choice for me.

I have the type of property that is popular w investors in my area. My house needs quite a few repairs. My options look like this. 1. Sell to an investor 2. Invest in repairs and staging and sell 3. Somewhere between where I list it lower and maybe don’t do as many repairs

What I’m curious about is how much would I save on things like commission by going w an investor?

Other considerations: the easy timing is appealing but I’m not in a huge time crunch and in my situation I don’t need to sell before moving.
