Selling early and paying capital gains tax

We’ve been in our house for more than 1 year but less than 2. There are definitely signs of the market cooling off out here in Phoenix so we a leaning toward selling our house before the 2 year mark.

Our thought process is that paying capital gains on this sale could be “cheaper” vs potentially losing more equity than the tax amount by waiting several months just to avoid paying the tax.

Is anyone else considering/already doing this?
