Selling a $2.0M home

I am trying to sell a $2.0M house. I bought it for $1.8M in 2006 (bad timing). We owe $1.5M on the mortgage. I think the house is worth about $2.3 based on zillow. It’s also really stunning and unique, timeless, etc. I am looking to sell. But some rooms are packed with boxes. It will take months before we can get it on the market if we move everything, or we could list it on the market now with boxes filling some rooms. What do you think, should I put it on the market now or wait 3 months to move all the clutter out?

With the market being where it is, what do you think would lead to the highest value?
