So my wife and I found the house we’ve been looking for in rural Virginia and it’s a house that is for sale by the owner.
The guy has been super straight with us the entire time, he even sent us an appraisal he recently had done that hurt his negotiating power (since it was for $30k under asking). We verified that the appraisal was done by a real appraiser with good ratings.
The only issue is that the seller doesn’t want to pay our agent. He suggested we pay the agent ourselves out of our cut if we use them, or he said we could all just go to a lawyer to get the deal done.
What should we do? If we do decide to use our agent, how much do we need to pay them? They haven’t actually done any research for us yet or taken us to any places, they’d just be doing this deal.
