Let me preface this by saying that I didn’t have an inspection done before purchasing the house because my real estate agent said that inspections are pointless and waiving the inspection will make my offer more attractive to the seller. Anyways, I realized that was a gigantic mistake and I’m feeling pretty dumb right now.
Shortly after purchasing the home, a neighbor told me that the previous owner had issues with the stucco and had someone attempt to fix it. Apparently the repair was done poorly so the seller decided to cover up the poor job with brand new vinyl siding. This was never mentioned by the seller. Should they have disclosed this? I had a contractor check on the status of the stucco and it turns out that it’s falling apart and there is likely water damage underneath.
What are my options in this situation? I was told to file an insurance claim. I also read that I could write a letter to the seller asking them to pay for the repairs. This is my first home purchase and I’m not familiar with any of this. I’m not even sure if this is the correct place to ask about it this. Any advice would be great!
