Do not let your EMP home inspector tell you he can’t find the water main Do not let the sellers turn off the electricity and water before closing
We were suppose to close on the house today, but we could not. There was no water and electricity! Our home inspection happened about a month ago when the weather was cool. The home inspector said he could not test the HVAC because of the cool weather, so we had to see if the HVAC works during our final walkthrough.
We called our city to ask about the utilities at the new house yesterday. They told us that the electricity, water and gas were all turned off already. We told them to turn it on for us today, but nothing was on for our final walkthrough at 10am. (I guess we were being naively optimistic.)
The city sent someone over to turn on the water around 11am. He then asked us if we have anything running because the water meter was moving. There was possibly a slow leak. (Our home inspector would not have known since he did not find the water main.) We turned off all the water supplies off in the house, but the water meter was still running.
So yeah.. we asked the sellers to pay for leak detection. Thankfully they agreed to, and we finally found a plumbing company that will show up tomorrow. I hope no one messes with the water and electricity at that house since it’s on our bill.
Don’t be like us. We were in the heat from 10am to 2pm before the electricity came on.
