We are planning on selling our house very soon. We have remodeled everything including electrical, hvac , plumbing, all new insulation, kitchen, floors, bath.. All except the roof. The roof was probably replaced 19 years ago, a few years before we bought it. The market here is extremely hot so I’m not worried about selling it… However, I am concerned about the roof issue. I feel like we have done everything else already so if it does need a new roof, I don’t want to pay for it. If I do have to pay for it, then the price of the house is going up. What would be the best way to handle this? When we list the house I’m ok with mentioning that the roof may need to be replaced… To weed out the people who don’t want to replace it if It does need replacing. We have worked on this house for so long and I’m tired. I feel like we have done enough.
I’m going to talk to a few realtors and see what they think, I’d just like some input before I do talk to them.
If not replacing the roof is going to bite me in the ass, I’ll replace it but the price of the house will be more.
If it’s not going to matter because houses are being sold within hours of being listed… Then we won’t do anything to it.
