Repairs/improvements schedule for house?

So, let’s say I set myself an annual budget. I estimate I’m going to spend 2-4% of a home’s value in repairs/maintenance/general improvements. What should I expect to spend that 2-4% on? What are some things I should anticipate doing on a yearly basis/5-year basis/10-year basis that could potentially increase the home’s value or at least maintain its value.

Some general ideas (just to give some direction to my question):

Roofing (how long should I expect between repairs/how much) other large purchases (septic, electrical, flooring, etc…) maybe some unconventional things that might improve value, like outdoor projects

Sorry if my question is unclear. I understand you can’t necessarily plan for unexpected events, but I do like to make general plans, especially when it involves property/money.
