Rent or Buy – Need Advice

My husband and I (no kids, 1 dog, FTHBs) live in Las Vegas and will be here for at least 3 years, but most likely no more than 5 years. We have two great options and need advice on which to choose:

Rent 4/3 SFH,
$2350 monthly,
1530 sq ft,
Built in 2004,
Better flooring/cabinetry/layout,
Fenced backyard for the dog with mature trees and mountain views

Buy 4/2.5 Townhome,
$2500 monthly,
1460 sq ft,
New build,
No yard, but backs up to endless public land where the dog can run around,
Beautiful unobstructed mountain and city/Las Vegas Strip views

We are so stuck on which to choose and could really use some advice. The house locations are about the same. Thank you in advance for any help you can offer!
