Rent cellar in primary residence?

I have a basement in my primary home, which is not really a basement but is deemed a cellar because the ceiling is a bit low but my 6’5” friend said it’s not uncomfortable. It has a half bath and a separate slop sink area. It also has a separate entrance from my main entrance and also opens up ground level to the backyard. I know I can’t rent it as an apartment but wondering if I can rent it as an artist studio or storage. Has anyone done something similar? Any other ideas to make the space revenue generating?
