Bought my second home in Phoenix for 510k, it appraised for 519k and the appraiser counted a total of 1900 square feet of livable space from a garage that got turned into a room. It was unpermitted and the city / Zillow shows it at 1500 sq ft.
I am doing a complete remodel on the home and i am torn between turning it back into a garage or pouring concrete to level it with the rest of the house and turn it into a laundry room / gym. I know removing livable space would lose value but a garage would be kinda nice. I will only live in this house 2-3 years before moving on and turning it into a rental.
Homes in the neighborhood range from 600k-1m and most have square footage over 2000 sq ft so in my gut i think the most upside is not turning it back into a garage.
What do you guys think?
