Refinancing when cosigner of deed

I am trying to buy a property for my mom cash and would likely have to be on the deed of the property because the HOA has strict income requirements that my mother does not meet. After purchasing this property cash and being a cosigner on the deed, can I refinance the property even tho I am not the only owner of the property using my income to show the lenders? The property is also in a 55+ plus neighborhood.

Please let me know if this can be done.
